This text requires some re-working. The text currently does not accurately define the process for applying the Sequential Test. Application of the Sequential Test is a pre-requisite before any other flood risk considerations apply. It should consider all sources of flooding and development should only be further considered once it has been shown to have been passed.

Paragraph 7.133: This paragraph should refer to the Flood Risk and Coastal Change section of the Planning Practice Guidance not the NPPF Technical Guidance. This is no longer current, The flood zones quoted are in relation to tidal and fluvial flood risk. They do not show surface water flooding and are not shown on the surface water flood maps.
