Summary:

The proposed 28 dwellings are well in excess of the normal peppering numbers for affordable homes. It is much better to spread affordable homes across the Lakelands and Tollgate areas, not concentrate them in a single area. The size of the buildings will overpower the entrance to Lakelands and will resemble a motel. Placed on the corner near a double mini-roundabout, they will restrict vision of oncoming traffic,too.

If the land designation of this area is now changed within the local plan then it makes a mockery of the system, and sounds like arse covering so that no matter what the residents say the council will grant a reapplication for this piece of land and change it from open space to residential

Summary:

What is the point of any 'plan' if it can be changed to suit the dubious requirements of builders and town planners without notification or consultation. It is not worth the paper it is written on. In fact it has the opposite effect to that intended - people make their plans (buy houses, schooling) based on this so called plan and are let down by a totally incompetent administration.

As nearby residents my wife & I wish to object strongly to the proposal to build on the grass verge.
Firstly, it should not be built on at all. This plot of land is geographically part of Phase 1 & has stood as open land since completion.
Secondly, the bulk & density of the proposed buildings is such as would adversely affect the character of the neighbourhood.
Finally, as ever it seems dogma dictates that too few off road spaces will be provided resulting inevitably in overspill onto roads, pavements & verges. This proposal is self-evidently out of place & plainly wrong.

This parcel of land has always been known as to be open space under the planning application 99/0141 variation of condition 16 of application 97/1428 which by this condition prevents the planning system from allowing any such development on this area which must be complied to under this condition.

Colchester borough council are in breach of their conditions, which they have admitted to,this public open space should have been planted with 30 trees and shrubs 10 years ago and now they want to build on it, it is a beautiful entrance to the lakelands estate in which the local residents would benefit from instead of more houses, we already have 800 plus houses being built, this should stay as such. The council have changed this piece of land to residential without going through the correct procedures it's an absolute disgrace that they change it to suit their needs !

This land should remain as public open space. Creation of proposed dwellings will produce a canyon of properties on the entrance to Church Lane. Developers should not be allowed to dump their obligation for social housing on land that would not be economic for their preferred development.
