A-development-of-200-houses-is-too-large-to-be-access-of-a-single-access-and-will-in-effect-create-eithe- a-cul-de-sac-or-loop.-It- will-require-a-proper-through-road-in-order-to-reduce-the-vehicle-conflicts on-East-Road.
The-development-should-provide-public-amenities-in-excess-of-the-standard-public-open-space-and-child-play-spaces-in-order-for-the-community at large to benefit. (not just the new development)
The design should reach heritage standards so as to enhance the visual amenity; for example see uploaded file.
Sheltered housing should be considered to meet a local need and should form the affordable element of the scheme.
Affordable Housing should be calculated using a viability assessment.
The density should be at a maximum of 25 dwellings per hectare in order to produce a high quality of private and public amenity and a high quality design.
Landscaping-and-threes-should-be-provided-to-protect-the-amenity-of-surrounding-dwellings.
SME-space-should-be-given-consideration-as-part-of-the-development.
4&5-bedroom-houses-should-back-onto-Seaview-Avenue-in-order-to-reflect-the-scale-and-massing-of-the-existing-housing.
The-development-should-be-subject-to-a-full-EIA.
Given-the-sensitive-environment-and-quality-of-the-local-amenity-English-Heritage-should-be-consulted.
Subject-to-considerable-constraints-this-site-could-be-suitable-for-residential-development.
