The St. Botolph's Farm site appears to be very marginal in terms of suitability for housing due to its very close proximity to the A12 and flooding issues. Whilst one could argue that this is a matter for potential future buyers to assess, should the Planning Authority being party to allowing development which has serious environmental drawbacks? The more so when the 50 houses in question make little contribution to the target Colchester Borough Council is setting itself.
A further objection to the St Botolph's development is that it brings ever nearer the joining up of West Bergholt with Colchester (see below in connection with draft policy SP6).
