Access to the B1508 will be via a narrow strip of land between two existing residence houses. This will cause congestion onto the adjoining road as well as a reduction in the amenity to the exiting properties. Planning permission for the existing properties granted access to this plot for the use of agricultural vehicles only. The reason quoted in the application decision was in the interests of highways safety and the amenity of adjacent properties.
In the proposed local plan for this plot of 8 dwellings, reference is made to protecting the boundaries to the golf course through appropriate landscaping. There is no reference or guidance around ensuring any proposed development has landscaping to protect the boundary and amenity of properties adjacent to this land.
