I recently attended your Public Consultation "Roadshow" at Marks Tey Village Hall and have since starting accessing the various documentation made available through the Council 's web-site, an opportunity for which I thank you.
Initially, I would like to comment upon the above proposal for up to 17 dwellings upon a site in Brook Road, Great Tey.
Whilst I acknowledge the need for the planning for new homes in lim ited developments, ideally in established communities throughout North Essex, such as Great Tey, I am concerned by the site chosen tor this proposed development.
My major concern about this proposal is the size of the development on a very narrow part of a small, but active winding country road, which connects the A 120 to the A 1 124.
I believe that such a large number of houses could lead to difficulties for both entering and exiting the properties for vehicles, cyclists and pedestrians; lead ing to further restriction of the roadway and possibly endangerment to cyclists and pedestrians.
Being in such a rural location will normally lend itself to vehicle ownership for business and social purposes; so I would expect a significant number of add itional motor vehicles for the fam ily members of the up to 17 proposed dwellings.
It should be noted that some of current occupants of the existing dwellings on that stretch already park their vehicles on the road, which leads to restricted traffic, especially when a large agricultural vehicle and a lorry meet.
I t is both a mjor route for commuters to and from Marks Tey station, and beyond, and is active throughout the day.
That is not to mention the regular school buses to both Stanway and Honywood schools, together with commercial vehicles just passing through and those using the Great Tey Business Centre at Warrens Farm whose entrance is just South of the proposed site.
In addition, the proposal also suggests safe pedestrian access will be established "from the site to existing footways to enhance connectivity." I am not sure how this will be achieved as there are no established pavements on this stretch of Brook Road, the nearest being outside the Churchyard on the opposite side of the road to the site, towards the Village, and well beyond the proposed development site.
In the past, Iseem to recall that this suggested site was outside of the Village Development Envelope and that allowance had been made for any future anticipated expansion of the newer small estate in Great Tey; as evidenced by the dead-ending, instead of formal cul-de sacs, of two of those roads up to the edge of a small field, to the west of the estate.
This surely would be a more practical proposal as the roads on the estate are to a better standard, are wider and have benefit of established pavements and underground utilities. [t could also, if carefully planned, leave potential for further future development, as and when needed.
[n view of my above comments, may I therefore ask you to reconsider the suitability of the current proposed site, and to give consideration to the alternatives, rather than just accepting the current plot that has been offered?
